A Denver Metro apartment community needed every building re-roofed after storm damage. Residents would be home throughout, and property management needed a clear schedule they could share. Here is how the project came together.
- Location
- Denver Metro, CO
- Property Type
- Multifamily apartment complex, multiple buildings
- Size
- 100,000+ sq ft of roofing
- Service
- Full tear-off and re-roof
- Coordination
- Property management, residents, insurance carrier
The Challenge
Multiple buildings, occupied units, shared parking, and an insurance claim to manage. Every building had to stay protected each night, and residents needed notice before work started on their building.
The Plan
- Phased the job building by building with a published schedule
- Staged materials and dumpsters to keep parking and walkways open
- Dried in every building before the crew left each day
- Daily updates to property management
The Work
Each building was torn off, inspected for damaged decking, and covered with synthetic underlayment before new roofing went on. Crews moved to the next building only after the previous one was complete and cleaned up.
The Outcome
The project finished on schedule with residents at home the entire time. Property management received photo documentation for each building for their records and the insurance carrier.
