A commercial roof replacement is one of the largest capital projects a property owner will take on. Done well, it protects tenants, rent, and the building for 20+ years. Done poorly, it turns into change orders, leaks, and complaints. This is how we walk owners and property managers through the process.
Start With a Real Assessment
Before talking price, you need to know what is actually on the roof. A proper commercial assessment covers the membrane, seams, flashing, drains, insulation, and the deck underneath. Core samples tell us how many layers exist and whether the insulation is wet. Wet insulation is the most common reason a re-cover turns into a full tear-off.
- Photo-documented inspection of every roof section
- Core samples to check layers and moisture
- Drainage review: ponding, clogged drains, failed scuppers
- Penetration and rooftop equipment review
Budget for the Full Scope
The membrane is only part of the cost. Tear-off and disposal, tapered insulation to fix ponding, new edge metal, and detail work around HVAC curbs all add up. A good bid lists each item so you can compare contractors line by line instead of guessing what was left out.
Ask every bidder for the same scope in writing: membrane type and thickness, insulation R-value, attachment method, and warranty length. Bids that look cheap often skip one of these.
Schedule Around the People Inside
Tenants, customers, and operations do not stop for a roof. We phase commercial jobs so no section is left open overnight, plan around business hours, and give property managers a schedule they can share with tenants before day one.
What to Ask a Commercial Roofer
- Are you licensed and insured in Colorado, and can you send certificates?
- Who is my point of contact during the project?
- How will you protect the building if weather turns mid-job?
- What manufacturer and workmanship warranties come with this system?
- Can you provide references from similar commercial projects?
